The Leeward Yacht Club Masterplan Study establishes a framework for the future redevelopment of the Green Turtle Cay property in Abaco, Bahamas. The proposal organizes guest accommodations, amenities, circulation, arrival, parking, and service zones into a clear and buildable site strategy intended to guide phased implementation. It defines the overall spatial logic of the development, including unit clustering, relationships between existing and proposed uses, and integration of marina operations with new hospitality programs such as pool and clubhouse areas. The result is a practical planning roadmap that supports early decision-making, cost alignment, and future re-platting and delivery coordination.
The masterplan design draws inspiration from the natural character of the Abaco cays, particularly the geometry and movement of nearby blue holes, informing a gentle rippling organizational language across the site. At the center of the entry sequence is a primary pool, bar, restaurant, and lounge hub, from which golf-cart-friendly circulation ribbons extend outward to approximately 44 leasable resort homes, including three-bedroom cottages and four-bedroom villas. Supporting amenities include a pickleball zone adjacent to the gym and a dedicated beach area that reinforces the project’s relaxed, beach-oriented identity.
